Pick up from store stops checkout

I am using nopcommerce 4.5.3
When user select Pick up from store option, then it ask for shipping address and those fields are read only, so it stops checking out, its really show stopper issue.
I hope I am not missing anything from settings.

Normally at the Enter BIlling Address step
If you dont tick Ship to Same Address
Then on the next view Enter Shipping Address it should let you select Pickup and then Shipping Address entry is then turned off

If not maybe you dont have Pickup configured ?

Have you made changes and customised the solution ?
If so go back and check / debug the changes
Or if any third party plugins - UnInstall them and try again

On Shopping cart page, i choose Pickup and do checkout,it still ask for address to ship and also in shipping it shows calculated during checkout.
My requirement is very simple,Customer allowed to choose between pickup from store or ship
1)  If pickup from store selected then It should not ask for delivery address, and shipping charges 0 and directly got to payment page
2)If shipping selected then ask for shipping address shows shipping charges etc.

Note that out of the box, if you have configured setting for "Ship to the same address" to appear on the billing address page, then it is by default selected.  If customers don't unselect it, then the shipping address page is bypassed, and they won't see the option to pickup in store.
