This error usually occures when timeout settings are not correctly set in IIS server.
Here is the error creation: Google robot tries to open sitemap.xml but since it takes 300 or more seconds to show sitemap, IIS server shows an HTML error (504?) page, so google sees the error and says "ooo.. this is html"
You have to increase asp.net time out settings. There are couple of timeout settings, and I even havent solved the issue completely, but as mandalorians says "this is the way"
